For employees selling a home, some relocation companies offer programs and benefits such as reimbursement on customary closing cost and/or guaranteed buyout (GBO) to transferees moving from a specific area.  While relocation companies often offer reimbursement for the costs associated with a employee moving not all companies offer a GBO program.  In this case, Sellers will attempt to sell their home on the real estate market but if are unsuccessful in their attempts the company they work for will actually purchase their home from them.  It’s important to note that there are very specific rules and processes that must be followed which we are very proficient in.

Another option for employees relocating is for their employer to offer a relocation package in the form of a lump sum payment.  Depending on an employees circumstances such as the employee not owning a home or simply moving within the same state this may be very advantageous for the transferee as some lump sum payouts will be in excess of the actual moving costs.  As a transferee you’ll want to consider this option and weigh out the expenses associated with moving before approving any relocation package.  Additionally, it’s good to speak with your tax professional to see how the payout will be reported so that you negotiate the correct amount and don’t end up up-side down.  As a general rule, it’s always best for employers to use a relocation company to assist with the relocation process but some employers using the “lump sum” payout process will choose to eliminate the relocation service provider and cut the employee a check directly.
