Conejo Valley Real Estate Market Report – May 2019What a great time to Sell!  With another month in the can this year here’s your market report, Conejo Valley Real Estate Market Report – May 2019 and as you’ll see we’re still in a Sellers Market.

Year over year listed properties for May 2019 increased 6.9% / Year over year sold properties dropped by 1.6% / Year over year pending (contract) properties are up 1.8%.  We’re STILL definitely in the selling season with more homes coming on the market and sales heating up!

Average price per square foot dropped to 2.2% / Average days on market year remained dropped slightly at 1%.  These numbers could mean some deals for Buyers.

Average active price on properties decreased 8.5% year over year and sold prices increased slightly at 0.1%.

And finally months of inventory is up 14.8% and we are in a Sellers Market.

May 2019 is a Seller’s market*

Months of Inventory based on Closed Sales in May 2019: 2.2

  • Down 4.4% compared to last month
  • Up 10% compared to last year

*Buyer’s market: more than 6 months of inventory based on closed sales
Seller’s market: less than 3 months of inventory based on closed sales
Neutral market: 3 – 6 months of inventory based on closed sales
