COVID19 Information and UpdatesWhile our nation and the world is in the midst of a pandemic with many looming questions and uncertainties, the real estate industry and market is not separated from these concerns.  Many employees and clients have had questions pertaining to our procedures and so we’ve created this COVID19 Information and Updates page as a central resource to stay up to date on our current operations and guidelines.  Beyond any allowable guidelines by national, state or local officials our first priority is and will always be the safety and well being of our clients, employees and those around them. As such the safest route through this epidemic is to stay at home until all orders have been lifted.

This virus has affected many people both in their personal lives and their businesses and while some of our clients have chosen to delay buying or selling a home and moving, other clients still require completion of this chapter in their lives during this time.  With Residential Real Estate being classified as an “Essential Business” we have adopted safe and responsible procedures to keep clients and those around us safe and healthy.  As a result we’d like to let you know about our current operations so that you’re aware of our service availability if the need should arise.

In adhering to the local and state guidelines in place we’ve had to revamp many processes more specifically those around normal face to face interactions for listing appointments and property showings;

Buyers, our company currently offers property showings under the following precautionary guidelines;

Please be advised that many Sellers are requiring Buyers to be either (i) approved with a lender and show proof of their “PreApproval Letter”, or (ii) if paying cash, the Buyers Agent must review and validate Buyers proof of funds prior to approving any showing appts.  The proof and validation of items (i) and/or (ii) must be equivalent to or greater than that of the property’s list price.  If a Buyer is purchasing a home and that purchase is in anyway contingent on the sale of a Buyers home then please discuss this with your Agent.  Additionally a newly released California Association of Realtors form “CoronaVirus Property Entry Advisory and Declaration” aka “PEAD” is required to be signed by Buyer(s) prior to any showings.

  • Vacant Properties
    • In Person Showing:  No more than 3 people in the property at one time (agent plus two additional adults residing in the same household) with 6 foot social distancing being adhered to at all times.
    • Virtual Showing:  We’d be happy to do a video call or virtual tour from the property for our clients not wishing to do an in person tour.
  • Occupied Properties
    • In Person Showing:  No more than 3 people in the property at one time (agent plus two additional adults residing in the same household) with 6 foot social distancing being adhered to at all times.  Resident that resides within the property must agree to not be present in the home during the showing.
    • Virtual Showing:  We’d be happy to do a video call or virtual tour from the property for our clients not wishing to do an in person tour.
    • Some Sellers may not be comfortable with showing their home to Buyers during this time.  To account for each individuals level of comfort we will work with all parties (Listing Agent and/or Seller) to procure a pre-recorded video walk-through or when available a live walk-through via online meetings using apps like Zoom and video call apps such as FaceTime when available.

Sellers, our company currently offers listing presentations and property evaluations under the following precautionary guidelines;

  • Vacant Properties

    • Virtual Meeting:  We’d be happy to do arrange a video call from the property with clients not wishing to do an in person meeting (access to the property needs to be made available).
  • Occupied Properties
    • In Person Meeting:  No more than 3 people in the property at one time (agent plus two additional adults residing in the same household) with 6 foot social distancing being adhered to at all times.
    • Virtual Meeting:  We’d be happy to do arrange a video call from the property with clients not wishing to do an in person meeting (access to the property needs to be made available).  Additional options such as live online meetings using apps like Zoom and video call apps such as FaceTime, WhatsApp, etc may be available.

As previously mentioned the best route at this time is to stay home and stay safe.  If however you require real estate services then we will be happy to assist you and we will take the necessary precautions to keep everyone safe in the process while adhering to the local ordinances current classification of Residential Real Estate as “Essential”.  Stay well and healthy!
