The goal of professional photography is to show your home in its best light. These images will be the first thing most potential buyers see, and we want to showcase what’s best about the property so that they can visualize themselves living there. Here are some tips and guidelines to help accomplish that goal!

General Interior Preparation

  • Have all blinds open, either by raising the blinds completely to the top or tilting them so that the louvers are flat.
  • Turn on all lights and lamps, even those that are decorative. Turn on all ceiling fan lights as well but make sure the fan portion is off.
  • We normally do not shoot garages, closets, and most laundry rooms, so please store things you don’t want to see in the images in those locations.
  • Have the idea in mind that less is more. Remove clutter and stow it in cabinets, closets, etc.

Exterior Preparation

  • Please remove cars from the driveway as well as directly in front of the property if possible.
  • Place trash cans inside the garage or in a location that can’t be seen from the street or general backyard.
  • Recently mowed grass, new mulch, and an edged lawn makes a great first impression.
  • Stow hoses, toys and outdoor equipment.
  • If the property has a pool, ensure that the pool is clean.


  • Please remove all items from the front and on top of the refrigerator (magnets, photos, etc.).
  • Remove everything from the counter tops, leaving only a few decorative items. This includes food, towels/rags, paper towels, soap, sponges, etc. Place these items inside the cabinets.
  • Remove towels hanging on the oven and dishwasher.
  • Clean all stainless steel appliances with stainless steel cleaner.

Did you know?  Kitchen images are generally viewed more than other areas of the house so they need to look their best!


  • Bathrooms should be de-cluttered as well.
  • All personal items should be removed and stowed away. This includes soap, shampoo, conditioner, sponges, toothbrushes, razors, lotions, curling irons, straighteners, speakers, and makeup.
  • Counter tops should be completely clear.
  • Rugs, scales, waste baskets, and extra toilet paper should be removed and stowed to allow for the flooring to be seen.


  • All beds should be made.
  • Remove items from bedside tables, except for lamps.
  • De-clutter the tops of other chests and drawers. Remember, less is more.
  • Use closets to hide away things that you don’t want seen in the images.
  • Remove and stow stand-up fans as well as any pet beds.
