The biggest online advertising database is the local Multiple Listing Service or MLS. The MLS is a regional database of all the properties for sale in the area listed by the listing agent and agency. Realtors use this service to find properties for their clients as well as value properties when comparables are needed. An agent receiving a call on a property will look that property up in the MLS to see it’s listing status which will be as follows;
Active: Property is actively listed on the market and available for sale
Pending: Property is actively listed on the market but not available for sale as it’s under contract with another buyer
Cancelled: Property is no longer listed on the market and is not for sale
Sold: Property is sold and is no longer on the market for sale
If the property is in “Active” status then the agent will make an appt with the buyer to see the property. If the property is in any other status the agent will likely ask the buyer some additional questions to see what they’re looking for in a home and try to help them find another home similar to the one they called on.
Now, here’s the interesting part… All the other homes in your immediate neighborhood that are comparable to yours are also to some degree advertising for you as well. Here’s how, just like when a buyer calls in on another home and that home isn’t available if yours is then you’ve got a great chance of having your home shown after the other home is no longer available for sale.
